We had different times. We have been operating in Poland for a long time and have a medium-sized efficient network. Therefore, we have recognized Poland as a growing market and will continue to expand our network of stores in Poland in the future.

In what places? Popular discounts today open almost everywhere – in big and small cities. What about Takko?

We are starting to love big cities. In the past, we opened mainly in small towns and shopping parks. However, at the end of last year, we created a new store concept, especially for the Polish market, and decided to enter the malls in larger cities.

Isn’t this risky? The lock-in has taken a heavy toll on the image of shopping malls, even in terms of difficult relationships with homeowners.

Yes, but we will only appear where there is a good relationship and mutual understanding. In the two years of the pandemic, our relationship with the landlords did not reach the edge of the knife. Despite the difficult situation, we complied with all agreements and did not close any stores overnight.

However, if there are no sales assumptions in the contracts with shopping centers, you ask for a break option. What does this mean for you?

The break option provides us with security while the frequency of trips to retail parks generally decreases for unexpected reasons. We choose our places very carefully and we are always very interested in staying in a certain place for a longer period of time in order to establish long-term relationships with customers.

We want to develop our presence in key locations with high traffic and close customer contact. Over the next few years, we want to significantly expand our network of stores in Poland.

Today, the situation in the retail market is very interesting due to the large number of retail parks under construction. This will affect the rental prices in shopping malls.

Does this mean that shopping malls that compete with tenants can lower rents?

I think so – especially in places where there are a lot of retail parks. In medium-sized cities, this competition may have a greater impact. For example, in the Silesian agglomeration, where until recently customers could walk up to 100 km to the mall, retail parks have undoubtedly stopped these shopping trips because they are simply closer to the consumer’s home.

Even before the pandemic, shopping malls were considered a place for tenants. How are you today?

I think rents are normalizing. They are not diminishing because they are all struggling with inflation and rising prices for goods, services and energy. However, these tariffs are probably more in line with the real selling price per square meter of a particular shopping center today.

Looking for an area of ​​400 sq m for rent. up. Will this field develop with the development of the network? Takko also sells online, maybe less space is enough?

no The online store is currently operating in Germany. In the future, of course, we plan to internationalize the current online store. However, we want to show a full range of our clothes in every stationary store. In the case of future openings, we are looking for a place that can be rented ranging from 400 to 500 square meters.

Rental prices in shopping centers are normalizing. Now the tariffs are more in line with the real selling price per square meter of a particular shopping center.

Do broken supply chains – first a pandemic and now the war in Ukraine – disrupt your sales rhythm?

This is a serious problem for almost every fashion brand. Last year was the worst. We have increased the cost of transportation four times, and then more than once, ten times. It’s been a difficult year. Now, in connection with the war in Ukraine, we expect an increase in the cost of container transportation.

The Takko Express concept operates abroad. Will it ever appear in Poland?

It is a street format with a small area. Designed for large cities with a lack of commercial space or very expensive. It operates in Western European countries where high streets are popular. They do not exist in Poland, so they are unlikely to appear in Poland.
